BEFORE THE RANKIN COUNTY, MISSISSIPPI BOARD OF SUPERVISORS

AN AMENDED ORDINANCE ESTABLISHING THE FREQUENCY OF INSPECTIONS OF REAL PROPERTY FOR PURPOSES OF UTILITY CONNECTION AND ESTABLISHINGTHE FEES TO BE CHARGED TO THE PROPERTY OWNER FOR INSPECTING AND AUTHORIZING THE CONNECTION OF UTILITIES TO REAL PROPERTY

WHEREAS the Rankin County of Board of Supervisors is responsible for causing inspections of real properties in Rankin County, Mississippi, to which utilities are connected; and

WHEREAS the frequency of the required inspection s should be established by formal Board policy, as well as the setting of reasonable fees for inspection services performed by the Board; and

WHEREAS it is important for the health, safety, and welfare of the residents of Rankin County, Mississippi, that properties be inspected to determine that same are fit for habitation and do not pose a danger to the residents thereof, their neighbors, and the community at large;

WHEREAS, the fee for inspecting property and authorizing connection of utilities is set at $100.00 for each inspection or re-inspection as the case may be.

THEREFORE, BE IT RESOLVED AND ORDAINED by the Board of Supervisors of Rankin County, Mississippi, that the Office of Community Development, or any other department of the County as from time to time determined by the Board of Supervisors shall inspect any dwelling, building (commercial or otherwise) or structure to which utilities are to be connected prior to the occupancy or use thereof by an owner or tenant. Further, from and after the effective date as set forth herein, as it relates to all real property in Rankin County, Mississippi, a change in occupancy inspection and permit shall be required before a change in occupancy in any building or structure to which utilities are to be connected. Further resolved that the fee for inspecting property and authorizing the connection of utilities is set at $100.00 for each inspection or re-inspection as the case may be.

The above and foregoing Ordinance was adopted upon the Motion of Supervisor Jared Morrison, said Motion was seconded by Supervisor Bob Morrow, with the following Supervisors voting in favor of the Motion:

Daniel Cross, Steve Gaines, Jay Bishop

The following Supervisors voted in opposition to the Motion:

Schedule of Permit Fees

  1. Fee for inspecting utility releases.............................................$50.00
  2. In-ground Swimming Pools....................One overall permit fee for all trades based on construction valuation schedule.
  3. Mobile Homes……………………….....................................$100.00
  4. Moving fee for any building or structure................................$100.00
  5. Demolition fee for building or structure.................................$50.00
  6. If a reinspection is required on any permit a $50.00 reinsertion fee will be charged.

CONSTRUCTION VALUATION SCHEDULE

$8,000 and less....................$50 fee

$8001 to $50,000.................$15 for first $1000 plus $5 for each additional thousand or fraction to and including $50,000.

$50,001 to $100,000……....$260 for the first $50,000 plus $4 for each additional thousand or fraction, to and including $100,000.

$100,001 to $500,000……..$460 for the first $100,000 plus $3 for each additional thousand or fraction, to and including $500,000.

$500,000 and up……..........$1660 for the first $500,000 plus $2 for each additional thousand
Or fraction.

*Valuations for all new residences are based on $85 per square foot of heated living area.
*Valuations for all accessory buildings are based on $20 per square foot.
*Valuations for all new commercial is based on Materials Purchase Certificate (MPC) or in the absence fop based on attached Square Foot Construction Cost.
*Valuations for all other permits are based on contract prices.
*If any person commences work before obtaining the necessary permit and inspections, fees shall be doubled.
